RICS Level 2 Home Condition Survey

The RICS Level 2 survey is a comprehensive and thorough report on all aspects concerning the fabric of the property and the grounds on which it sits. A visual inspection is carried out both externally and internally of the property in which major issues such as subsidence, damp and structural failures are considered.

This survey is non-invasive and tailored to typical styles of property, usually built after 1930 and those that are not considered unique in their design or construction. The report gives clear guidance on construction and any related defects allow you to have full knowledge of the property and what works will be required or require maintenance.

The report is presented in an easy to ready format with dedicated sections for each construction element, photographs highlighting issues and a traffic light system indicating the severity of condition and urgency required.

RICS Level 3 Building Survey

A Level 3 survey (often referred to as a Building survey) is the highest level of non-invasive survey that surveyors usually carry out during the home-buying process.

A level 3 survey incorporates those elements outlined within a Level 2 survey but expands the content within the report to provide further specific guidance on expected maintenance or current defects.

A Level 3 survey is a detailed survey suitable for any building older than about 1930, but particularly for listed and timber framed buildings or more complex, unusual properties that have been substantially altered, extended, or have significant outbuildings. We can also advise on most structural defects, thus avoiding further specialist investigations. This survey provides more guidance on expected maintenance, especially where properties are older and need to be cared for in a specific way due to the construction methods or materials used.

The report includes photographs, advice for any remedial works, and a legal section highlighting any specific issues for your solicitor to check. This extensive report is based on a detailed inspection in as much depth as possible without damaging the building or vendors property or involving any destructive examination. The report provides an expert account of the property’s condition and highlights any problems in a clear and easy to understand ‘traffic light’ rating.

Private Valuation

A private valuation would be used to get an accurate valuation of a residential property should you be buying or selling.

Drone Surveys

With the use of a drone, we can carry out high level specific defect reports that can aid the typical inspection. Accurate 4k photography and videography is used to inspect high level areas of properties.
